Damp on the chimney breast? The lead has lifted. We redress it.
Lead flashing round chimneys, valleys and abutments is where most Glasgow leaks start. We survey the joint, strip the old lead work and dress new lead so the ceiling stays dry. Send us the postcode to book it.
Moss was sliding off our tenement roof into the gutters every winter. They cleared the lot, took the gutters back to clean metal and treated the slates. First dry close in years.

Lead flashing round the chimney on our slate roof had lifted and the bedroom ceiling was marking. Surveyed it, priced it in writing, redressed the lead properly. No drama, no upsell.
Craig B., Bearsden Google
Flat roof on the kitchen extension started dripping during a downpour. They came out in the rain, patched it and stopped the water, then came back and put EPDM over the whole thing.
Margaret K., Shawlands Google
New guttering and fascias the full length of the house. Old timber was rotten behind the boards, which they showed me before touching it. Tidy job and the price did not move.
Tom R., Bishopbriggs Google
Chimney stack was shedding mortar onto the pavement. Repointed, new flaunching, cowls on both pots, lead tray at the base. Explained every step and left the close spotless.
Aileen D., Partick Google
Two slipped slates and a cracked ridge after the January storms. Fixed the same week, matched the slate, and the written quote came before anyone went up a ladder.

Where it fails
Lead moves with the weather.Sealant does not.
Lead flashing sits in the joint between the roof and anything that comes through it: a chimney stack, a party wall, a dormer cheek, a valley between two slopes. It expands in the sun and shrinks in the frost, and after enough winters the fixings loosen, the lead lifts out of its chase and the rain gets behind it. That is the damp on the chimney breast.
A bead of sealant over lifted lead holds for a season. The survey looks at every flashing on the roof, not only the one above the stain, checks the chase it sits in and photographs what it finds, because that is how we work on a bungalow in Bearsden and a tenement in Glasgow alike.

How the lead work runs
Old lead out, new lead dressed in.Sealed and photographed.
The old lead comes out along with whatever was smeared over it. The chase is cleaned or recut into the mortar, and new lead is cut to length and dressed down over the slates by hand so it follows the roof rather than bridging it. Then the joint is pointed and sealed. Lead on a stack often shows up mortar that needs attention too, and that chimney repointing is done in the same visit rather than left for another ladder.
Every flashing is photographed before and after, from the roof, so you can see the new lead without leaving the ground. The price is in writing before we start and the materials are warranty-backed. If a valley has failed and the slates round it have gone with it, we say so, because that is a roof repair as well as a lead job.

Glasgow first. Then every town the rain reaches.
The city and the towns around it, north and south of the Clyde. If yours is not on the list, send us the postcode and we will tell you straight.
Eight more roofing services.Same firm, same method.
Lead work is usually one part of a bigger roof. These are the other jobs we do, and every roofing service we offer starts the same way: survey first, then the price in writing.
Guttering & Fascias
Rotten fascia boards, sagging gutters and soffits that let the birds in, fixed as one run of roofline. We replace fascias and guttering together so the brackets hold and the water goes down the pipe.
Ponding felt, blistered seams and a flat roof that drips in a downpour. We repair what can be saved and lay EPDM rubber roofing over what cannot, with the edges detailed for the rain.
Slipped slates, cracked tiles, a wet patch that shows up after every front. A roofer surveys the whole roof first, then the repair is priced in writing so you know exactly what is being fixed.
Slate or tile pitched roofing, repaired or replaced to match the street and carry the weight properly. Ridge, hip and valley work done in the same job, with the felt and battens checked underneath.
One roofing contractor for the full re-roof: strip, timber checks, felt, battens, new slates or tiles and the leadwork. Scaffold is sorted, the site is kept tidy and the price is fixed in writing.
Moss holds water against the slates and slides into the gutters every winter. Roof moss removal lifts it off by hand, clears the gutters and treats the roof so it stays off for far longer.
Loose pots, crumbling mortar and damp on the chimney breast mean the stack needs looking at. Chimney repair covers repointing, new flaunching, cowls and lead, or taking the stack down cleanly.
Storm damage, a leak coming through the ceiling or slates hanging over the pavement. An emergency roofer makes it safe and stops the water first, then the full repair is priced in writing.

Straight answers
Asked on mostGlasgow roofs.
If your question is not here, send it through the contact page and we will answer it about your roof rather than roofs in general. The longer answers, with the reasons behind them, live in our roofing guides.
01How do I know if my lead flashing has failed?
Look for damp on the chimney breast, a brown stain on the ceiling near an outside wall, or a leak that only shows up in heavy rain with wind behind it. From outside, lifted lead stands proud of the brick or has a visible gap at the top edge. We survey the whole roof rather than guessing from the ground, and the photographs show you the joint that has failed.
02Can lead flashing be repaired or does it need replacing?
It depends what the survey finds. A flashing that has slipped out of its chase but is still sound can be redressed and repointed. Lead that has split, cracked along the fold or been patched with sealant more than once is replaced. We tell you which in writing, with the photograph beside it, before any work starts.
03Do you replace lead in the roof valleys?
Yes. Valley lead takes more water than any other part of the roof, and when it splits the leak runs straight into the loft. We strip the valley back, check the boards underneath, lay new lead in lengths with proper laps and refit the slates or tiles either side. If the slates either side have to be replaced as well, that part of the job is priced as slate and tile roofing on the same quote.
04Why does the leak only show up in heavy rain?
Because lifted lead only lets water in when the rain is driven against the joint. A light shower runs down the slates. A west-coast front pushes water sideways under the lifted edge and behind the flashing, and it tracks down the chimney or wall before it shows on the ceiling. That is why a chimney leak can seem to come and go for a year before anyone looks at the lead.
05Do you do lead work on tenement chimneys?
Yes. Tenement chimney stacks are usually shared, with several flues in one stack, and the lead round them fails in the same way as any other. The survey report and the photographs are written to be passed round the close or to a factor, and the quote is itemised. One owner getting in touch is enough to start.
06Which areas do you cover for flashing and lead work?
Glasgow and the towns around it: Rutherglen, Bishopbriggs, Bearsden, Giffnock, Renfrew, Cambuslang, Clarkston, Milngavie, Clydebank, Kirkintilloch, Newton Mearns, Paisley and the places between, each listed with its distance from the city under the areas we cover. Put your postcode in the quote form and we will confirm.
