  • Moss was sliding off our tenement roof into the gutters every winter. They cleared the lot, took the gutters back to clean metal and treated the slates. First dry close in years.

  • Lead flashing round the chimney on our slate roof had lifted and the bedroom ceiling was marking. Surveyed it, priced it in writing, redressed the lead properly. No drama, no upsell.

  • Flat roof on the kitchen extension started dripping during a downpour. They came out in the rain, patched it and stopped the water, then came back and put EPDM over the whole thing.

  • New guttering and fascias the full length of the house. Old timber was rotten behind the boards, which they showed me before touching it. Tidy job and the price did not move.

  • Chimney stack was shedding mortar onto the pavement. Repointed, new flaunching, cowls on both pots, lead tray at the base. Explained every step and left the close spotless.

  • Two slipped slates and a cracked ridge after the January storms. Fixed the same week, matched the slate, and the written quote came before anyone went up a ladder.

Why it fails

Soft fascia, sagging gutter. The board comes first.

A gutter bracket is screwed into the fascia board. When the board rots behind the paint, the screws lose their grip, the gutter drops at one end and the rain runs over the front instead of down the pipe. Screwing the bracket back into rotten timber buys a few months. Replacing the fascia, then hanging the gutter on it, fixes the run.

So we look at the roofline as one job. The survey checks the fascia, the soffit behind it, the gutter joints and where the downpipes go. You get the photographs and a price in writing for the whole run, because how we work on a roofline is no different from the roof above it.

  • Rotten or split fascia boards
  • Soffits with gaps that let birds in
  • Gutters sagging, leaking at the joints or overflowing
  • Downpipes blocked or pulling off the wall

What goes on

Fascias, soffits and gutters replaced.Brackets that hold.

Old boards come off and the rafter ends behind them are checked before anything new goes up, because a rotten rafter foot is the thing a new fascia hides. New fascias and soffits go on, the brackets are fixed to sound timber and the guttering is set to a fall so the water reaches the downpipe.

Materials are weather-resistant and warranty-backed, which matters on the west coast where the roofline takes the rain sideways. Where the slates at the eaves have slipped or the felt has gone at the edge, we tell you, because that is a roof repair and not a gutter job. The run is photographed when it is finished.

Straight answers

Asked on mostGlasgow roofs.

If your question is not here, send it through the contact page and we will answer it about your roof rather than roofs in general. The longer answers, with the reasons behind them, live in our roofing guides.

Do you replace fascias and gutters together or separately?

Together, wherever the survey shows the fascia is part of the problem. A new gutter hung on a soft board sags again within a couple of winters, so we replace the fascia, the soffit where it needs it and the guttering as one run. If your fascias are sound and only the guttering has failed, we say so and price the gutter work on its own.

Why are my gutters overflowing down the wall?

Usually one of three things. The gutter is blocked with moss and leaf litter, the joints have opened up, or the run has dropped at a bracket and lost its fall. Overflow down the wall soaks the brickwork and shows up inside as damp at the top of the room, so it is worth sorting before winter. The survey tells you which of the three it is, and if the moss is coming off the roof, roof moss removal stops the gutter refilling.

Can you repair a gutter rather than replacing it?

Yes, where the gutter itself is sound. A leaking joint gets a new union, a dropped bracket gets refixed to good timber and a blocked run gets cleared and reset to its fall. Gutter repair is the right answer when the fascia behind it is solid. When the survey finds the board is rotten, a gutter repair is money spent twice, and we tell you that in writing.

What are soffits and why do birds get in?

The soffit is the board under the eaves, between the fascia and the wall. When it splits or a section drops, there is a gap straight into the roof space, and starlings and jackdaws find it quickly. New soffits close the gap and keep the eaves ventilated. We check the soffit on every fascia job because it is the same run of timber.

Do you do fascias and guttering on tenements?

Yes. Tenement rooflines in Glasgow are shared between owners and the gutters sit high above the street. The survey report is written to be passed round the close or sent to the factor, with photographs, and the quote is itemised so each owner can see the share. One owner getting in touch is enough to start it.

Which areas do you cover for guttering and fascias?

Glasgow and the towns around it: Rutherglen, Bishopbriggs, Bearsden, Giffnock, Renfrew, Cambuslang, Clarkston, Milngavie, Clydebank, Kirkintilloch, Newton Mearns, Paisley and the places between, each listed with its distance from the city under the areas we cover. Put your postcode in the quote form and we will confirm.
