  • Moss was sliding off our tenement roof into the gutters every winter. They cleared the lot, took the gutters back to clean metal and treated the slates. First dry close in years.

  • Lead flashing round the chimney on our slate roof had lifted and the bedroom ceiling was marking. Surveyed it, priced it in writing, redressed the lead properly. No drama, no upsell.

  • Flat roof on the kitchen extension started dripping during a downpour. They came out in the rain, patched it and stopped the water, then came back and put EPDM over the whole thing.

  • New guttering and fascias the full length of the house. Old timber was rotten behind the boards, which they showed me before touching it. Tidy job and the price did not move.

    Tom R., Bishopbriggs Google

  • Chimney stack was shedding mortar onto the pavement. Repointed, new flaunching, cowls on both pots, lead tray at the base. Explained every step and left the close spotless.

  • Two slipped slates and a cracked ridge after the January storms. Fixed the same week, matched the slate, and the written quote came before anyone went up a ladder.

What we look for

Ponding water finds the weak seam.We find it first.

A flat roof is never quite flat, and when the deck sags or the outlet blocks, the water stops draining and sits. Felt under standing water blisters, the seams lift, and the first heavy front pushes water through the lap and onto the plasterboard below. On an extension or a tenement back court the drip often shows up a long way from the puddle.

The survey walks the roof, checks the deck for soft spots, looks at every seam, outlet and edge trim and photographs it. Then you get a plain answer: this can be patched, this section needs relaying, or the whole roof is at the end of its life. The answer comes before the price and the price comes in writing, which is how we work on a flat roof exactly as on a pitched one.

Repair or EPDM

Felt repaired where it can be.EPDM rubber where it cannot.

Where the felt is sound and one seam or one blister has failed, we repair it and detail the edge so the repair outlasts the rest of the roof. Where the covering has gone across the whole area, the old felt comes off, the deck is replaced where it is soft and a single sheet of EPDM rubber goes down with no seams to open. The edges and outlets are trimmed and detailed for the rain.

The EPDM is warranty-backed and the terms go in your paperwork with the quote. The roof is photographed when it is finished, so you see the membrane and the edge detail without going up a ladder. If water is coming through the ceiling right now, an emergency roofer makes it watertight first and the relay is priced after.

Straight answers

Asked on mostGlasgow roofs.

If your question is not here, send it through the contact page and we will answer it about your roof rather than roofs in general. The longer answers, with the reasons behind them, live in our roofing guides.

Can a felt flat roof be repaired or does it need EPDM?

Both are possible and the survey decides. A felt roof with a sound deck and one failed seam or blister is repaired. A felt roof that is ponding across the middle, has blistered in several places or has soft decking under it is past patching, and the honest answer is to strip it and lay EPDM. We put whichever it is in writing with the photographs.

What is EPDM roofing and why use it on a flat roof?

EPDM is a rubber membrane laid as one sheet across the whole roof, so there are no laps for the water to find. It stays flexible in the cold and does not blister in the sun the way felt does, which suits a roof that gets west-coast rain most of the year. We lay it over a sound deck with the edges and outlets detailed, and the materials are warranty-backed.

Why is my flat roof ponding?

Because the water has nowhere to go. Either the outlet is blocked with moss and leaf litter, the deck has sagged between the joists, or the roof was laid without enough fall in the first place. Ponding on its own is a warning rather than a leak, but felt under standing water fails faster, so it is worth a survey before it becomes a drip.

Do you repair flat roofs on extensions and dormers?

Yes. Kitchen extensions, garage roofs, dormer tops and tenement back-court roofs are most of the flat roofing we see in Glasgow. The small ones fail the same way the big ones do, at the edge and the outlet, and they are surveyed and priced the same way. If the lead where the flat roof meets the slates has gone too, flashing and lead work is done in the same visit.

How do you find the leak on a flat roof?

We walk the roof rather than guessing from the stain, because water travels a long way under felt before it drops through. Every seam, blister, edge trim and outlet is checked and the deck is pressed for soft spots. The report says where it is getting in, with the photograph, and the repair is priced against that. Nobody prices a flat roof from a photo.

Which areas do you cover for flat roofing?

Glasgow and the towns around it: Rutherglen, Bishopbriggs, Bearsden, Giffnock, Renfrew, Cambuslang, Clarkston, Milngavie, Clydebank, Kirkintilloch, Newton Mearns, Paisley and the places between, each listed with its distance from the city under the areas we cover.
